You have lived in the house a while and love your home. The small rooms do not bother you and shouldn’t bother the right buyer. But when potential buyers look at the home, their first impression might not be a great one. It would be great to combat this issue before you list to give yourself the best chances. Here are some tips.
Sun Shine is Wonderful
Small rooms can feel closed in, so natural light helps. The easiest thing you can do—let the light shine in. Throw the curtains wide open or simply take them down. The house will more then likely be shown during the daytime, so take advantage of the fact that the sun can make a small room feel more spacious.
Another note on this though: Make sure the room is dusted and clean. The sun can highlight those things.
Use lights if you do not have the sun in the room
No natural light? Rely on the lighting to fill the room, or candles. Add lamps if need be. Illuminate the room however you can.
Fresh Paint
Painting a small room has little cost and gives a dramatic improvement. Choose bright color like white or a light shade of yellow or blue. Cool colors can especially help the walls. If those don’t work for you, stick to a neutral cream or taupe color that doesn’t look dingy or dirty.
De-Clutter
Small homes look cluttered easily. Start by clearing away accessories on the tables and counter tops—even family pictures can be put away. Getting rid of unnecessary furniture, like a little-used side chair or a desk in a spare bedroom can also make a big difference.
Staging a small space for sale can be a tough job, since you only have so much to work with. By lightening and brightening a room and eliminating clutter, you can make the most of a small space and dramatically increase the chances it will sell.
